Six steps
Every step is a gate
Fail the check and the next step does not open.
Step 01
File and purpose
Scope and basis — the purpose of the valuation (mortgage, sale, capital contribution…), asset type, basis of value, date and client. Established before any valuation begins.
Step 02
Comparable assets
Collect at least three comparable assets in the same area, each with a verifiable source. Assets without evidence are excluded from the calculation (Circular 32/2024).
Step 03
Factor adjustment
Reconcile 13 factors — legal status, location, frontage, area, infrastructure, planning… Every material adjustment carries its basis; nothing is inferred.
Step 04
Valuation and reconciliation
Three approaches (comparison · income · cost) weighted, with sensitivity analysis — showing how durable the value is against shifts in market assumptions.
Step 05
Conclusion and report
Concluded value, reconciliation commentary and assumptions. Report and certificate are drawn from a single unified data source.
Step 06
Independent review and approval
The reviewer and approver are independent of the valuer — role separation per IVS · RICS. A certificate takes effect only once approved and signed by a licensed valuer.
Standards foundation
Practising under Vietnamese law, holding to international rigour
Vietnamese law
Compliant with the Vietnam Valuation Standards — Circulars 30, 32 and 42/2024/TT-BTC on certificates, approaches and real property.

International reference
Reconciled against the IVS framework and the RICS Red Book — scope of work, basis of value, evidence, ethics and independence.
IVS · RICS
Independence
Review and approval are separated from the valuer — securing objectivity, so no one signs off their own work.
Separation of duties
The process described applies to a full valuation engagement. Quick-lookup results are indicative only and do not replace a valuation certificate prepared by a licensed valuer.
